Share prices and returns for the country\u2019s biggest institutional landlord are expected to surge in the wake of the government\u2019s rent reforms, according to Social Democrats housing spokesperson Rory Hearne.<\/p>\n
Deputy Hearne said:<\/p>\n
\u201cAnalysts have today confirmed that rent increases are expected to double, and returns surge, at the country\u2019s biggest landlord, Ires Reit, thanks to the government\u2019s rent reforms.<\/p>\n
\u201cAnalysts at Davy Stockbrokers are now forecasting the measures will lead to a \u2018step change\u2019 in Ires Reit\u2019s profitability.<\/p>\n
\u201cThis is further proof that the government\u2019s rent reforms are good for just one sector \u2013 landlords.<\/p>\n
\u201cIres Reit\u2019s ability to jack up rents to market rent between tenancies, and for new builds to increase it in line with inflation annually, will have a hugely negative impact on renters \u2013 but it is positive for investors.<\/p>\n
\u201cIres Reit, along with Ireland\u2019s new corporate landlords, who own one in five Dublin rentals and almost 30,000 rental properties nationally, will make windfall profits from government rental measures.<\/p>\n
\u201cThe government has tried to spin its way out of criticism of its measures as being disastrous for renters.<\/p>\n
\u201cMaybe it can now explain why Davy is crediting the measures as being the catalyst for a major surge in profits at Ires Reit.\u201d<\/p>\n
